Carpet Prices in Dubai, Explained Per Square Metre
The price of carpets in Dubai depends first on the type. At our store, carpet underlay starts from AED 12 per sqm, exhibition carpet from AED 20, and wall to wall carpet from AED 45. At the other end, sisal starts from AED 240 per sqm. Those are starting prices for the carpet itself. Your final price is fixed in a written quote after a free measurement, once the room, the underlay and the fitting work are known. This guide shows every starting price we work from, what moves the final figure, and what your quote includes.

One point of clarity, because shops in Dubai present this differently: the prices above are for the carpet itself, per square metre. Fitting is quoted per job after the free measurement, because stairs, seams and room shape change the work. Underlay is priced on its own line, in the open, from AED 12 per sqm. Nothing is folded into a single figure you cannot check.
Underlay as its own line
Underlay is part of most fittings, and it is never hidden inside the carpet price on our quotes. It appears as its own line, from AED 12 per sqm, with the grade named. The underlay page explains the grades and where each one belongs.
Per sqm and per piece
Fitted carpets are priced per square metre. Rugs are priced by size, at the range's per sqm rate. A Persian style rug of 2 by 3 metres, for example, is 6 sqm, so it starts from AED 900 at the AED 150 rate. When you send us a rug size, the figure we quote is for that exact piece.
Supply only, or supply and fit
You can buy carpet from us without fitting, for your own contractor or a project outside our fitting area. Supply only orders are paid in full in advance. Supply and fit orders run on 50 percent advance, with the balance after fitting. Both are stated on the written quote.
What Changes Your Final Price
Fibre and pile
The largest single factor. Polypropylene and nylon ranges sit at the working end of the price list. Wool and natural fibres such as sisal cost more per sqm. Pile height and density matter too: a dense, heavy pile uses more material than a flat loop, and the price follows.
Room size and shape
Price is charged on the carpet the job needs, not only on the floor you see. A rectangular room wastes little. A room with curves, pillars or an L-shape needs more carpet and more cutting, and stairs are measured step by step. This is why a quote given before measuring is a guess, and why our measurement visit is free.
Underlay choice
A standard PU grade sits at the AED 12 starting rate. Dense rubber for stairs and heavy traffic costs more. The grade is chosen for the room, and its price is shown as its own line in the quote.
Installation method and prep work
Stretch-in fitting on grippers is the standard method. Glued fitting for tiles and some commercial floors is different work. Prep work is priced where it exists: lifting and removing an old carpet, and dealing with a damaged or uneven floor, appear in the quote as named lines, never as a surprise on fitting day. Worked Examples
These examples use starting prices only, so you can see how a figure builds. Each one ends the same way: underlay and fitting are added in the written quote after a free measurement.
A bedroom in wall to wall
A bedroom of 4 by 5 metres is 20 sqm. In a wall to wall range starting at AED 45 per sqm, the carpet itself starts from AED 900. Underlay from AED 12 per sqm adds from AED 240 at the standard grade. Fitting is quoted after measurement.
An office in carpet tiles
An office floor of 60 sqm in carpet tiles starting at AED 49 per sqm puts the tiles themselves from AED 2,940. Tiles are usually glued, and the fitting figure follows the floor's size and condition, quoted after the site visit.
A staircase
Stair carpet starts from AED 140 per sqm, charged on the measured stair area, not on the floor below it. A straight flight and a curved flight of the same length take different amounts of carpet and different fitting time, which is why stairs are always measured step by step before a price is fixed.

Why Prices Differ So Much Between Shops
Published starting prices for the same carpet type vary widely across Dubai shops. Outdoor carpet is quoted anywhere from AED 40 to AED 290 per sqm, and sisal from AED 100 to AED 280, depending on the shop. Three things explain most of that spread. First, grade: two carpets with the same name can differ in fibre, backing and pile weight, and the cheaper one is usually lighter in all three. Second, what is included: one shop's per sqm price quietly includes fitting, another excludes underlay, a third excludes both. Third, the starting figure itself: a very low starting price often belongs to one thin range at the bottom of that shop's list. When you compare quotes, compare the carpet's grade, and check whether fitting and underlay are inside the number or outside it. Our table above keeps them outside, on purpose, so each part can be checked.
